Higashiyama (Niseko Village) lies between Hirafu and Annupuri and received worldwide attention when Hilton announced their management of the former Prince Hotel in November 2007.
Niseko Village, the area immediately around the ski hill, offers a world-class hotel, a golf course, a tree-top adventure park and a fine ski area often far less crowded than Hirafu.
Citigroup sold Niseko Village to Malaysianbased YTL in 2010 including the Hilton, The Green Leaf Hotel and a large tract of undeveloped land. YTL oversaw an immediate refurbishment of The Green Leaf Hotel.
The area is popular in summer and there are plenty of activities such as golf and horse riding for visitors to enjoy. There is also the nearby Milk Factory (Milku Koubou) which often has crowds swarming for fresh ice cream, cream pastries, trinkets and the fantastic views of Mt. Youtei over the farms.
Real estate in Higashiyama has remained fairly static, mainly due to the lack of services outside of the Hilton hotel. Blocks on the narrow access road leading to Annupuri have seen the highest investor interest due to their ski-home potential and generous plot size.
Much of the land in Higashiyama is farmland but there are also some huge, spectacluar plots such as Soga Greenland, below, offering views, creeks, space and lots of opportunity at a fraction of the price of Hirafu.
Between Higashiyama and Hirafu, Villa Imai is a small development with a handful of homes. This area has a low price point yet offers close proximty to both Hirafu and Higashiyama and a has a nice local community atmosphere.
